Short Term HOA Rental Program

At Summit Sky Ranch we pride ourselves in providing the best service to our homeowners amongst some of the most beautiful scenic settings in Summit County. We understand there is a need to provide a short-term rental program to some of our homeowners. With 20 plus years’ experience in the short-term rental market in Summit County, we know it is in the best interest of our homeowners to manage this program in-house. While doing so, we can assure our community members all guests are screened and have been provided with the rules and policies of Summit Sky Ranch. We are part of this community and we hold an invested interest.

Why list your home with our SSR HOA Program?

  • It is in our interest and your interest to generate the highest rental income, benefiting your HOA.
  • We understand every owner has different expectations and we work with you to achieve these.
  • We are onsite to meet and greet your guests in person. Inform them of the amenities available to them. Answer any questions they may have and provide them with a concierge directory. In exchange, this also lets your guests know we are onsite. Unruly behavior will not be accepted.
  • We market your home on all the top 3rd party sites. Answer all inquiries and guest questions.
  • We manage all payments and provide you with monthly statements.
  • We make sure your guests have an amazing experience and get them back again. And again.
  • We charge a competitive rate which indirectly ends up back in your pocket funding your HOA.
  • We include you in rate structure, occupancy numbers, minimum nights, etc., if you wish.
  • Homeowners can block their homes for personal use when they desire.

What does the commission include?

  • Marketing costs on the top rental websites and our own Summit Sky Ranch website with a commitment of 12 months.
  • Sales costs for answering inquiries, communicating with potential guests and negotiations where necessary.
  • Revenue Management – continuous review of night rates and minimum stay requirements to increase overall rental income.
  • Communicate with guests before, during and after their stay to ensure they have a great stay.
    Meet & greet guests at Aspen House during working hours to arrange access fobs and sign necessary waivers. All guests will be made aware of the rules & regulations of the Aspen House. We want them to enjoy their stay while being respectful of our community.
  • Full concierge directory for guests.
  • All light maintenance included minor TV/DVD/WIFI issues, change standard light bulbs/batteries, clogged toilet, tripped breakers or GFI’s and heat calls.
  • Report to homeowners on major maintenance issues and assist with 3rd party vendors.
  • Manage all housekeeping and trash removal.
  • Guests will be responsible for any accidental damage with insurance added to their reservation.
  • Perform annual inventory of linens, towels, kitchen supplies and other items necessary for vacation rentals.
  • We offer a Loyalty Program to those signed up in our Short Term Rental Program that provides you discounts on other Home Rentals within our community, to help plan those big family reunions!


Summit Sky Ranch Homeowners Responsibilities:

  • Gas, Electric, Water, Sewer, Cable TV, Internet,
  • Homeowner Insurance and licenses for rentals.
  • Hot Tub Maintenance, Yard Maintenance, Snow Removal if not provided by HOA, Trash Removal if weekly service.
  • Required to obtain a Business License in compliance with the Town of Silverthorne. Your listing must publish your license number from the Town.
  • Initial set up costs for rental, linens, etc.
  • Replacement of broken or worn linens, towels, kitchen supplies, household items (replacement of a few sheets and towels is a lot cheaper than linen/towel rental program)
  • Once a year deep clean of home.
  • Professional carpet cleaning as needed.
  • Responsible for all maintenance costs if required.
  • Provide a locked closet/area to SSR HOA Rental Program to store consumables.

Short Term Guest Management
We realize some homeowners may want to manage their own bookings but once booked need a service to take it from there. The Summit Sky Ranch HOA Guest Management program provides this service for you. All profits go directly back into your HOA benefiting everyone in our community. 

Home Security HOA Management
We understand the importance of peace of mind, knowing your home is safe and secure during your absence. Should you need regular checks on your home, we can provide this service for you. Weekly and monthly checks are available upon request.
