Short Term HOA Rental Program

At Summit Sky Ranch we pride ourselves in providing the best service to our homeowners amongst some of the most beautiful and scenic settings in Summit County. We understand there is a need to provide a short-term rental program to some of our homeowners. With 20 plus years’ experience in the short-term rental market in Summit County, we know it is in the best interest of our homeowners to manage this program in-house. While doing so, we can assure our community members that all guests are screened and have been provided with the rules and policies of Summit Sky Ranch. We are part of this community and we hold a vested interest.

When considering opening your home up as a short term rental property, multiple options need to be considered when it comes to potential revenue opportunities.  Availability, pet-friendliness, hot tub, and bedding configuration all interplay into rental revenue as well as seasonality, competition, homeowner goals and weather.  Renting a home can be a very personal business decision and we do not want to over-promise and under-achieve as we are part of the HOA, with our proceeds off-setting SSR’s HOA (Homeowner) expenses.   Maintaining Summit Sky Ranch’s sense of community is a paramount value, so we do not drive occupancy alone-we strive for a higher ADR and consequently appealing to a higher end, longer stay, family clientele.

  • We are onsite to meet and greet your guests in person,Inform them of the amenities available, answer any questions they may have, and provide them with a concierge directory. In addition, this  lets your guests know we are onsite. Unruly behavior will not be accepted.
  • We market your home on all the top 3rd party sites. We answer all inquiries and guest questions and are Superhosts on Airbnb and Premier Hosts on VRBO.
  • We manage all payments and provide you with monthly statements.
  • We make sure your guests have an amazing experience and get them back again. And again.
  • We charge a competitive rate which indirectly ends up back in your pocket funding your HOA.
  • We include you in rate structure, occupancy numbers, minimum nights, etc., if you wish.
  • Homeowners can block their homes for personal use when they desire.

What does the commission include?

  • Marketing costs on the top rental websites and our own Summit Sky Ranch website with a commitment of 12 months.
  • Sales costs for answering inquiries, communicating with potential guests and negotiations where necessary.
  • Revenue Management – continuous review of nightly rates and minimum stay requirements to increase overall rental income.
  • Communication with guests before, during and after their stay to ensure they have a fantastic experience.
    Meet & greet guests at Aspen House during working hours to arrange access fobs and sign necessary waivers. All guests will be made aware of the rules & regulations of the Aspen House. We want them to enjoy their stay while being respectful of our community.
  • Full concierge directory for guests.
  • All light maintenance including minor TV/DVD/WIFI issues, change standard light bulbs/batteries, clogged toilet, tripped breakers or GFI’s and heat calls.
  • Report to homeowners on major maintenance issues and assist with 3rd party vendors.
  • Manage all housekeeping and trash removal.
  • Guests will be responsible for any accidental damage with insurance added to their reservation.
  • Perform annual inventory of linens, towels, kitchen supplies and other items necessary for vacation rentals.

Summit Sky Ranch Homeowners Responsibilities:

  • Gas, Electric, Water, Sewer, WiFi and Internet services
  • Homeowner Insurance and licenses for rentals.
  • Hot Tub Maintenance, Yard Maintenance, Snow Removal (if not provided by HOA).
  • Required to obtain a Business License in compliance with the Town of Silverthorne.  https://www.silverthorne.org/town-government/finance-administrative-services/short-term-rental-license
  • Initial set up costs for rental, linens, etc.
  • Replacement of worn linens, towels, and broken kitchen supplies and household items (replacement of a few sheets and towels is a lot cheaper than linen/towel rental program)
  • Once a year professional deep clean of home.
  • Professional carpet cleaning as needed.
  • Responsible for all maintenance costs if required.
  • Provide a locked cabinet in garage for SSR HOA Rental Program to store consumables.

MINIMUM HOME REQUIREMENTS

Kitchen
Dishes –set of plates, bowls, mugs, water glasses, wine glasses
Silverware – set of knives, forks, spoons (including serving spoons)
Cooking utensils – all general purpose cooking utensils (including spatulas, wooden spoons, whisks)
Cutting board and cutting / chopping knives
Pots and pans – set of 8 or 10 variety pots and pans
Crock Pot
Turkey Pan
Colander, sieve, can opener, cork screw, bottle opener
Small appliances – Drip coffee maker (Keurig is nice in addition), toaster, electric mixer; Nice to have: blender, food processor, waffle maker
Bakeware – Baking dishes, casserole dishes, cake pans
Prepware – measuring cups, measuring spoons, mixing bowls
Food storage containers (Microwavable)
Salt and pepper set, spices
Cloth kitchen towels and paper towel holder
Hot pads/oven gloves
Fire extinguishers & CO detectors for home – one for each level

Bed and bathrooms
1 Set of comforters/duvets per bed with at least 2 spares of each size in home
2 Pillows with at least 2 spare pillows in each closet
2 Sets of linens (pillow covers and cases, fitted sheets, flat sheets) per bed-extra pillowcases and covers are always useful!
3 Sets of towels, hand towels, wash clothes per person (occupancy)
1 Set of pool towels (1.5 x occupancy)
2 Sets of bath/shower rugs per bathroom
Soap dispensers for liquid soap – 1 for each bathroom sink. 2 for kitchen sink.
Toilet brush – 1 for each bathroom
Humidifiers – 1 for each bedroom
Fan for everyroom without ceiling fan.

Living rooms
Seating for the maximum home occupancy
TV with cable and/or on-line streaming capabilities
Wireless internet connection – required
Books/games for guests

Outside / Access
Two large trash cans in garage.
Locked storage cabinet in garage for STR consumable supplies.
Keyless entry/lock box is required by front door.
Snow shovel(s) to be kept in garage

Home Security HOA Management
We understand the importance of peace of mind, knowing your home is safe and secure during your absence. Should you need regular checks on your home, we can provide this service for you. Weekly and monthly checks are available for additional fees upon request.
